เงื่อนไขการรับฝากขาย-ฝากเช่า

CONDITIONS OF SELL-RENT OUT YOUR PROPERTY

  • 1. กรณีฝากขาย
    1.1 คิดค่าบริการอัตราร้อยละ 3 จากราคาซื้อขาย (ไม่รวมภาษีมูลค่าเพิ่ม) พร้อมช่วยดำเนินงานให้จนแล้วเสร็จ โดยทีมงานผู้เชี่ยวชาญ
  • 2. กรณีฝากเช่า
    2.1 คิดค่าบริการจากการจัดหาผู้เช่า1เดือน ต่อการจัดทำสัญญาเช่า 1 ปี (ไม่รวมภาษีมูลค่าเพิ่ม)
    2.2 กรณีให้นิติฯช่วยดำเนินการต่อสัญญาเช่าห้องชุด คิดค่าบริการในอัตราครึ่งหนึ่งของค่าเช่าต่อเดือน
    2.3 กรณีผู้เช่าอยู่ไม่ครบตามสัญญา นิติฯจะไม่คืนเงินค่าบริการ เนื่องจากเจ้าของห้องชุดได้รับเงินประกันจากผู้เช่าล่วงหน้า 2 เดือนแล้ว
  • 3. ห้องที่ทำการฝากขาย-เช่า จะต้องไม่มีทรัพย์สินมีค่า และฝากกุญแจไว้กับนิติฯ โดยนิติฯสามารถพาผู้สนใจเข้าตรวจสอบห้องชุดได้ทุกเมื่อ
  • 4. ข้อมูลหน้าเว็บนี้ใช้สำหรับประกาศของตึก38 แมนชั่นเท่านั้น หากตรวจพบว่าข้อมูลที่โพสต์ไม่เกี่ยวข้องและไม่เหมาะสม ทางแอดมินจะดำเนินการลบทันที
  • 1. In case of consignment
    1.1 Charge a 3 percent service fee from the purchase price. (Not including VAT) with assistance until finish paper work by experts.
  • 2. In case of rental
    2.1 Charge service fee from procuring tenants for 1 month Per 1 year rental contract (excluding VAT).
    2.2 In the case that the juristic person helps to proceed with the lease of the condominium unit, half of the rental fee per month is charged.
    2.3 In the event that the lessee does not complete the contract, The juristic person will not refund service fees. Since the owner of the condominium has received room deposit from the renter 2 months in advance.
  • 3. Rooms for sale-rent must not have valuable assets. The owner will leave the key to juristic person which the allow juristic person to take the interested persons to see the room at any time.
